Challenge: Volume Is Easy. The Right Leads Are Not.
Lead generation for real estate in Dubai can produce high volumes quickly. The harder problem is quality. For Tranquil, the core challenge was separating genuine buyers and investors, people ready to engage with pricing and project details, from brokers making speculative enquiries on behalf of undefined clients.
Broker leads require a different sales conversation and a longer timeline. End-user and investor leads move faster and close with higher intent. Without a way to filter and weight these two groups from the outset, the sales team would spend time equally across all leads regardless of conversion potential.
The brief was clear: bring in leads that the sales team could actually work with, and make the buyer-to-broker split transparent from the start.

Our Solution: Precision Targeting for a Specific Buyer Profile
Channel Mix Built for Intent
The lead generation campaign ran across Meta, YouTube, and programmatic display, over May and June 2026. Each channel served a specific function within the funnel, reaching prospective buyers at different stages of their decision process and qualifying intent through the creative and targeting approach.
Audience Segmentation
We built targeting profiles based on the profile of a Tranquil buyer: working professionals in Dubai, NRIs with investment intent, and GCC-based buyers actively exploring Dubai property. Broker-heavy placements and generic real estate audience pools were excluded from the targeting mix.
Creative Aligned to Buyer Motivations
Ad creative was built around the concerns and aspirations of end users and investors, not around generic real estate messaging. This naturally attracted the audience Tranquil wanted and filtered out purely speculative traffic.
Lead Qualification at Entry
MQLs for this campaign were defined as leads that showed genuine interest in the project and wanted to know more, including pricing and availability, at a meaningful level. This distinction was built into how we structured the lead capture and follow-up process from the start.
Results and Milestones: 72% Qualified, and a Sales Team That Finally Had the Right Pipeline
In a two-month window, the campaign delivered 3.8% Traffic to lead Conv. rate with a 72% MQL rate. More importantly, 85% of leads came from buyers and investors rather than brokers, which gave the Tranquil sales team a pipeline built for conversion rather than qualification. Lead generation for real estate is not complicated to run at volume. Running it so that the majority of what lands in the CRM is actually useful is a different exercise entirely.
